Got orders to Naval Air Station Pensacola, Corry Station, or Saufley Field? Congratulations — you're headed to one of the best-kept secrets on the Gulf Coast. Sugar-white beaches, a real Navy town that actually gets military life, and a housing market that (for now) is still more affordable than most coastal areas.

But a PCS move comes with its own timeline, and house hunting under orders is nothing like a normal home search. Here's what you need to know.

Step 1: Figure Out Your BAH Before You Start Looking

Your Basic Allowance for Housing (BAH) in the Pensacola area depends on your rank and whether you have dependents. Pull your current BAH rate before you start browsing listings — it'll save you from falling in love with a house that's $400 outside your budget.

A few things people miss:

  • BAH covers rent or a mortgage payment, not the whole cost of owning. Factor in property taxes, insurance (more on that below), and HOA fees if applicable.
  • Escambia and Santa Rosa counties have different tax rates and insurance considerations, especially the closer you get to the water.
  • If you're using a VA loan, get pre-approved before you start touring homes. Sellers in a competitive listing take VA offers seriously when they see a pre-approval letter, not just a pre-qualification.

Step 2: Understand Your Timeline

PCS home buying runs on a different clock than a typical purchase:

  • Report date first, everything else second. Work backward from your report date to figure out how much home-finding leave you actually have.
  • Virtual house hunting is normal here. If you're still stationed elsewhere, video walkthroughs and remote paperwork are standard — you shouldn't have to burn leave just to see homes.
  • Closings can happen without you physically present using a power of attorney, which your lender and title company can help set up if your timeline is tight.

Step 3: Pick Your Area Based on Commute and Lifestyle

Pensacola's military-adjacent neighborhoods each have a different feel:

  • Warrington & Barrancas — Minutes from the NAS Pensacola gates. The go-to choice for active-duty families who want the shortest possible commute.
  • Pensacola (historic districts & downtown) — Character homes, tree-lined streets, close to the bay. A longer commute to base but a lot more charm.
  • Gulf Breeze — Family-friendly, good schools, a short hop across Pensacola Bay. Popular with families who want a quieter suburban feel without going too far from the water.
  • Navarre — Gulf-front and sound-side living, a bit further out, growing fast. Good if beach access matters more than commute time.
  • Milton & Pace — More land, more room, still a reasonable drive to NAS Pensacola. A solid option if you want space for kids, pets, or a boat.
  • Perdido Key — Coastal condos and beach houses on the western edge of Escambia County. More of a lifestyle choice than a commuter's choice.

Step 4: Know What's Different About Buying Near the Coast

A few things that surprise people moving here from inland duty stations:

  • Flood zones matter. Ask early whether a property requires flood insurance — it can meaningfully change your monthly cost, and it's not always obvious from the listing.
  • Wind mitigation inspections can lower your homeowner's insurance premium significantly. Worth asking about on any home more than a few years old.
  • Hurricane season (June–November) is a real consideration for move timing, home inspections, and even how quickly some transactions move.

Step 5: Build Your Team Early

The smoothest PCS closings happen when everyone is coordinated from day one:

  • A lender who works with VA loans regularly — not every lender is equally fast or familiar with VA-specific requirements.
  • An agent who's comfortable working around your leave window and report date — not the general home-buying timeline.
  • A local contact who can be your eyes on the ground if you're house hunting remotely.

  • Pull current BAH rate for your rank/dependent status
  • Get pre-approved (not just pre-qualified) for your loan
  • Confirm your report date and count backward for house-hunting leave
  • Decide: in-person tour or virtual house hunting
  • Narrow down 2–3 target neighborhoods based on commute
  • Ask about flood zone status and insurance on any home you're serious about
  • Set up power of attorney if you won't be present at closing
  • Coordinate closing date with your report date and household goods delivery
